Acquisition surveys and due diligence

We carry out the necessary surveys of the Mechanical, Electrical and Public Health (MEP) equipment in a building to advise you on the condition of the building services and any inherent risks that may materialise.

Strategic and feasibility studies

We can produce a strategic report or feasibility study to ensure that the prospective building meets the needs of the future occupants of the building and allows for future flexibility.

Planning and implementation of Planned Preventative Maintenance strategies

We review the adequacy and value of your existing strategies and recommend any necessary changes. For any new contracts or installations, we would establish a new PPM strategy to drive down PPM costs and increase value, while continuing to meet the current and possible future statutory and legislative documentation.

Troubleshooting

encred can investigate and report on technical or operational problems in existing MEP installations which may not be performing to design expectations. Our report will provide an overview of what has been found on site, typical solutions to overcome the problems along with indicative costs to undertake the work.

Conditions surveys and forward planning budgets plus trend monitoring

We study all maintenance records and carry out surveys to establish the condition and forward maintenance needs of installations, buildings and external works. From this data, we can set out a rolling five-year budget for forward maintenance requirements. Our aim would be to reduce the amount being spent on unplanned reactive works and have better control of planned expenditure and the value gained from this.

Validation of compliance with current statutory legislation including licenses, inspection and certification

encred can audit all planned maintenance schedules, licenses, approvals and insurance inspections to ensure that all regulations have been complied with. After this, we would produce and maintain a register, updated as necessary if legislation or installations vary, and also monitor ongoing compliance.

60-day surveys

Most maintenance contracts now have a 60-day period to give the maintenance contractor time to survey the site and identify the plant with the most risk of failure, which is then excluded from any maintenance cover. We can carry out these surveys on behalf of the maintenance company and produce a detailed, independent report highlighting any potential risks to the maintenance provider.

Dilapidation surveys

Acting on behalf of either a tenant or landlord, we can undertake surveys of the Mechanical, Electrical and Public Health (MEP) equipment to advise on the condition of the building services and any remedial works that need to be carried out. This can result in a formal dilapidation report or the tenant’s response to a report issued by the landlord.
